What the Work Actually Looks Like
Most of your time will split between grounds maintenance and common area upkeep. That means operating mowers, trimmers, and blowers; inspecting and adjusting irrigation systems; and doing a morning walkthrough to catch anything that needs attention before residents notice it. The role also includes chainsaw work for larger limbs or debris, pool maintenance during season, and trash-out duties when abandoned items or bulk waste accumulate. You'll also handle interior common spaces: sweeping, scrubbing, disinfecting, keeping the leasing office and community rooms presentable. None of this is glamorous, but it's the kind of work that makes a manufactured housing community feel well-managed rather than neglected.
You'll operate with minimal supervision, which means you're expected to prioritize your time well within a short shift window. You'll report maintenance and safety issues to the on-site team rather than being responsible for repairs, but solid eyes matter here. Catching a leaking sprinkler valve or a parking lot hazard early keeps small problems from turning into capex headaches.

- At least one year of groundskeeping or maintenance experience at a manufactured housing or multifamily community of 100 or more units
- Comfortable and safe with power tools and mechanical equipment
- Physically able to walk, lift, bend, and stay on your feet throughout a shift
- Professional when interacting with residents and staff
- Basic landscaping and light general maintenance knowledge is a plus
