Garden Terrace Estates is a 104-home manufactured housing community in Garden Grove, and Investment Property Group is looking for a part-time groundskeeper to keep it looking sharp. The schedule is straightforward: Monday through Friday, 8am to noon, 20 hours a week. Pay runs $18 to $22 an hour depending on what you bring to the table.

The work itself is what you'd expect from a well-run MHC that takes curb appeal seriously. Morning inspections of common areas, grounds maintenance, irrigation system checks, litter removal, trash-outs, and operating equipment like mowers, trimmers, blowers, and chainsaws when tree limbs need to come down. You'll also cover interior common spaces: clubhouse floors, restrooms, breezeways. The role supports the broader service team rather than operating as a solo act, so communication with the maintenance supervisor and community manager matters.

Manufactured housing communities have their own rhythm. Residents own their homes but lease the land, which means the physical condition of common areas and the overall streetscape carries real weight in how residents feel about where they live. A tidy community with functioning irrigation and clean common spaces isn't a luxury in this asset class. It's directly tied to resident retention and occupancy. The groundskeeper role is more visible here than it might be at a large multifamily complex where maintenance staff can blend into the background.

What the role requires

  • At least one year of maintenance or grounds experience at a manufactured housing or multifamily community of 100 or more units
  • Comfort operating and maintaining power tools and mechanical equipment safely
  • Physical stamina for a full shift of walking, lifting, bending, and standing
  • Basic landscaping and light general maintenance knowledge
  • Professional interaction with residents, staff, and visitors
  • Ability to spot problems and flag them before they become bigger issues
