It's 8 a.m. on a Monday. Residents are heading to work, and the first thing they see is whatever shape the grounds are in. At a well-run community, that moment is invisible. That's the goal.

Cottonwood Residential is adding a part-time Groundskeeper at Cason Estates Apartments in Murfreesboro, TN. The schedule runs mornings, roughly 8 a.m. to noon, up to 24 hours per week. It's physical, outdoor work with a straightforward purpose: keeping the property looking like people are actually paying attention to it.

What the Work Looks Like

Day-to-day responsibilities center on curb appeal and cleanliness across the community grounds. That means trash and litter removal throughout the property, sweeping and pressure washing walkways and building exteriors, and handling basic gardening and weeding. Window cleaning and wiping down common area furniture are part of the rotation, along with general grounds and building maintenance tasks as they come up. On-call availability for nights, weekends, and company events is also required.

Curb appeal isn't glamorous, but it carries real weight. Prospective residents form their first impression before they ever step inside a unit. A groundskeeper who takes pride in a clean property contributes directly to traffic conversion, even if they never interact with the leasing team.

What You'll Need

  • Ability to read, write, and communicate in English for safety compliance and documentation
  • Comfort with sustained physical activity: walking, standing, stooping, kneeling, crawling, and pushing or pulling throughout the shift
  • Ability to lift and carry items up to 50 pounds
  • Comfortable on stairs, ladders, and scaffolding, and able to handle uneven terrain without issue
  • Availability for on-call shifts including nights and weekends as needed

Cottonwood Residential operates self-guided tours across their communities, which means prospects may be walking the grounds independently at any hour. A well-maintained exterior isn't just aesthetic preference. It's part of how the leasing experience is designed to work. The groundskeeper role connects directly to that.

If you do solid, consistent work and show up when scheduled, this is a position where that gets noticed. For those interested in growing within property maintenance, groundskeeping is a common entry point into make-ready and general maintenance roles over time.
