Leasing Consultant

Multi-site leasing roles demand a specific kind of adaptability. You're not anchored to one property, one team, or one leasing office rhythm. Van Metre is staffing this position across two Loudoun County communities: Tuscarora Creek Apartments in Leesburg and Broadlands Apartments in Ashburn, splitting the week roughly three days at one site and two at the other, though that split can shift based on traffic and staffing needs.

What the Role Covers

The core work here is relationship-driven sales. You'll greet prospective residents, conduct tours, follow up by phone and email, process applications, and push toward occupancy goals through grassroots outreach. Renewal conversations are part of the job too, so you're contributing to retention, not just new traffic. On the customer service side, you'll check in with current residents, track service requests, and coordinate with maintenance to make sure open work orders don't linger.

The physical side of the role is real. Three exterior inspections per week across the community, plus inspecting vacant units and logging punch list items for the service team. You'll be outside in all seasons, which matters in Northern Virginia winters. Resident events, market surveys, and administrative reporting round out the week.

  • Conduct property tours and manage the full leasing funnel from inquiry to signed lease
  • Perform exterior community inspections three times weekly and document deficiencies
  • Inspect vacant apartments and communicate make-ready needs to the service team
  • Execute grassroots marketing to generate traffic beyond digital channels
  • Process lease renewals and maintain resident relationships throughout the lease term
  • Help plan and run resident events in coordination with the broader team
  • Complete market surveys and other leasing administrative tasks

What Van Metre Is Looking For

Prior leasing experience is preferred but the real floor here is a background in customer-facing sales or hospitality. You need the instinct to build rapport quickly, because at two properties you're constantly meeting new people without the benefit of long-term familiarity. Bilingual candidates are preferred, which reflects the diversity of Loudoun County's renter population. Weekend availability is required.

Candidates who tend to perform well in multi-site leasing positions are organized about context-switching. Knowing which property's lease-up priorities or maintenance backlog to keep top of mind on any given day takes discipline. The consultants who stand out track their follow-up carefully, know their floor plans cold at both communities, and treat the exterior inspection as a genuine quality signal rather than a checkbox.

Compensation and Growth

Base pay runs $20 to $22 per hour depending on experience, with an annual bonus of up to $5,000 paid quarterly, plus leasing and renewal commissions. Van Metre backs this role with tuition reimbursement, company-paid certifications, mentorship programs, and structured growth paths. For someone early in a property management career, a multi-site leasing role builds the kind of cross-property perspective that translates directly into a future Assistant Manager position, where understanding how multiple communities operate simultaneously is a real advantage. The wellness reimbursement (up to $900 annually) and the breadth of paid leave, including a birthday and an annual physical day off, reflect a benefits structure that goes well beyond the industry baseline.
