Central Renewal & Leasing Specialist - Hybrid

Reside Living
Full-time
On-site
Chicago, Illinois, United States
$30 - $30 USD hourly
Leasing Consultant

A resident calls with questions about a rent increase on their renewal offer. You pull up their lease history in Yardi, check current market rents against what they're being quoted, and walk them through the reasoning clearly enough that they sign the renewal the same day. That's the core of this role at Reside Living, and it demands someone who can hold a productive conversation and read a pricing rationale at the same time.

What This Role Actually Involves

Reside Living manages roughly 3,000 apartments across Chicago's neighborhoods, and this specialist position sits at the center of their central operations team. The vast majority of your time, around 95%, goes toward resident renewals. You'll own the full renewal cycle: outbound and inbound communication (calls, emails, texts), explaining rent increases in plain terms, tracking 30-day notice deadlines, coordinating with on-site property managers, and generating the final lease once a resident accepts. When negotiation is warranted, you'll review current market rents against quoted rates and find a close.

Notices to vacate get processed in Yardi for residents who don't renew. The remaining time covers initial lead response work: answering inbound prospect calls, communicating amenity details and availability, and scheduling tours across in-person, self-guided, and virtual formats.

This is a hybrid position, with three or more days per week working from home. You'll report directly to the Vice President of Yield Optimization, which means your renewal data and feedback directly inform pricing and process decisions at a portfolio level.

What You Bring and What You'll Build

The role requires at least three years in multifamily property management operations and a minimum of one year managing renewals for a property of 250 or more units. Yardi experience is preferred, and so is familiarity with LRO or comparable yield management tools. Excel and Word are required. The ability to move quickly through software screens while staying present in a conversation with a resident is a practical skill this job tests every day.

  • 3+ years in multifamily operations
  • 1+ year directly managing multifamily renewal processes at scale
  • Yardi experience preferred; LRO yield management experience preferred
  • Microsoft Office proficiency required
  • Strong verbal communication and negotiation instincts
  • Comfort with process improvement discussions and contributing structured feedback

What the role builds is different from what it requires. You'll develop a sharp read on how neighborhood trends and market comps translate into renewal pricing conversations. You'll also gain experience influencing portfolio-level process from a centralized position, a skill set that transfers well into roles like portfolio manager, revenue analyst, or yield optimization specialist. Reside Living notes they're willing to train the right person, so the operational fundamentals matter more than a perfect resume.

Compensation is $30.00 per hour. Benefits include medical, dental, life, and disability insurance, 401(k) matching, commuter benefits, 13 days PTO to start, paid holidays, student loan assistance at $100 per month, and a 25% apartment discount after 90 days.
