Property Manager

What You'll Actually Do

This is a hands-on property management role at John M. Corcoran and Company, a firm that has operated across New England since 1951. You'll oversee day-to-day operations at one or more residential properties, with direct responsibility for leasing, maintenance, and administrative staff. The job is operational and strategic in equal measure.

On any given week, you're reviewing rent collection, following up on delinquency, and authorizing corrective action when residents fall behind. You're also out in the market, tracking what competitors are doing with rental rates and concessions, then bringing that intel back to the Senior Property Manager to inform pricing and renewal strategy. You approve new resident applications, coordinate with ownership representatives on performance goals, and lead annual property audits. That's a wide scope, and it moves fast.

One thing worth noting: this role requires proficiency in affordable housing. That means you're not just managing occupancy and NOI. You're working within compliance frameworks, income certifications, and regulatory requirements that add a layer of precision to everything from application approvals to resident communications. Candidates without affordable housing experience will find the learning curve steep.

What You Bring

  • At least 5 years of property management experience, with demonstrated leadership of on-site staff
  • Hands-on affordable housing knowledge (program compliance, not just general awareness)
  • Comfort working in Yardi and Microsoft Office
  • Experience hiring, training, and evaluating site-level employees
  • Budget fluency: you can read a T-12, flag variances, and have an informed conversation about capex
  • Ability to negotiate vendor contracts and monitor capital improvement projects

Context Worth Knowing

JMC is based in Braintree, MA, and this position sits at their South Office. The Greater Boston affordable housing market operates under significant regulatory scrutiny, with local, state, and federal compliance layers that make the role more demanding than a comparable market-rate position. Strong candidates typically come in with both the operational instincts of a seasoned property manager and the compliance discipline that affordable programs require. Those two things don't always come together, and that's what makes this hire a specific search.

The compensation range runs from $68,640 to $85,800, with a $2,500 sign-on bonus. Benefits include medical, dental, vision, life insurance, PTO, paid holidays, and a 401(k) with company match. JMC has a track record of long-tenured employees, which says something real about how the company operates internally.
