Maintenance Technician

Make-ready work is one of the most skill-dense roles in residential property management. You're not just cleaning up after a resident moves out. You're running through a full punch list, prioritizing repairs by move-in deadline, estimating materials on the fly, and turning over an apartment that a new resident will walk into with real expectations. At Olympus Property's South Lamar community in Austin, that work happens Monday through Friday, 9 AM to 6 PM, which is a schedule that's genuinely rare in maintenance.

What You'll Actually Do

The core of this role is unit turns. You'll inspect vacant apartments, identify what needs repair or replacement, and work through the list before the next resident moves in. That means plumbing work (fixtures, toilets, shower components), electrical repairs (switches, fixtures), and a lot of surface work: painting, priming, sealing, caulking, plastering, sanding. You'll also handle door hardware and lock systems, which matters more than most postings make it sound. A resident's first impression is often the front door.

Beyond turns, you'll pick up general work orders as needed. You'll also be calculating material needs and estimating costs, so you're expected to think ahead, not just execute tasks handed to you.

What You Bring

  • Hands-on experience in apartment turns, residential rehab, commercial maintenance, or retail facilities
  • Comfort working across multiple trades: basic plumbing, electrical, painting, and finish work
  • The ability to assess a unit, build a punch list, and sequence work efficiently
  • Attention to detail on final finishes, because make-ready quality directly affects resident satisfaction scores and lease-up momentum
