What the Work Looks Like

You'll report to both a Property Manager and a Service Manager, which means you're part of a team structure, not working alone. Day-to-day work covers a wide range: unit turns on vacant apartments, routine preventative maintenance, grounds and exterior upkeep, appliance and plumbing repairs, and responding to resident service requests. You'll walk the property daily to catch curb appeal issues and flag anything that could become a safety or liability concern.

Turns are a consistent part of this workload. You'll handle make-ready tasks as defined by Van Metre's standards, which means following a process and keeping accurate records of completed work. Inventory management falls to you as well, so you'll need to stay on top of supplies without over-ordering.

After-hours emergency coverage is real here. The property runs 24/7 and staff rotate through on-call responsibilities. If that's a dealbreaker, this isn't the right fit. If you're used to it, it's just part of the job.

What You Need

  • 1 to 2 years of hands-on maintenance experience, or documented training in a relevant trade
  • Working knowledge of appliance, electrical, and plumbing repair
  • Basic HVAC and electrical circuitry familiarity
  • Universal CFC Certification (preferred)
  • Current understanding of OSHA, building, and safety standards
  • Your own basic tool set and the skills to use and maintain it safely
  • Valid driver's license
  • Availability on weekends

The pay range is $18 to $21 per hour depending on experience, with an annual bonus potential of $5,000 paid out quarterly.
