This is a hands-on maintenance role at Broadlands Apartments, a Van Metre community in Ashburn, VA. You'll report to both the Property Manager and Service Manager, handling the day-to-day upkeep that keeps the property running and residents satisfied.
Most of your time breaks down into three areas: responding to resident service requests, performing unit turns on vacants, and keeping up with preventative maintenance and curb appeal. You'll walk the property daily, catch issues before they become problems, and flag safety or liability concerns to your supervisors. You'll also manage inventory in the maintenance storage areas and keep accurate records of completed work.
After-hours emergency coverage is part of the job. The property operates 24/7 and you'll rotate into that on-call schedule.
Pay runs $23 to $24 per hour depending on experience. Van Metre also offers up to $5,000 in annual bonus paid out quarterly, plus renewal commissions. Benefits include medical, dental, and vision coverage, a company-matched 401(k), tuition reimbursement, company-paid certifications, and an annual wellness reimbursement up to $900. PTO includes 11 holidays, 10 vacation days, 10 sick days, and a handful of additional personal days including your birthday and an annual physical day.
One thing worth noting for candidates new to residential property maintenance: strong techs in this type of role often move into Service Manager positions within a few years, particularly at companies like Van Metre that promote from within and invest in certifications. If you're aiming to grow into a supervisory maintenance track, this kind of structured environment with clear performance evaluations gives you a real path to get there.
