You're building a technical foundation across plumbing, electrical, HVAC, appliances, and carpentry that compounds over time into one of the most transferable skill sets in residential property management.

What You'll Actually Do

Day to day, you're working alongside the service team to complete resident work orders and keep the property in strong physical condition. That means minor to moderate plumbing repairs, electrical fixture replacements, appliance work across refrigerators, washers, dryers, stoves, and microwaves, plus lock changes and door hardware. You'll also run preventative maintenance on HVAC units, including filter changes and coil cleaning, which is where a lot of deferred maintenance problems start if someone isn't paying attention.

You'll track your work through property management software, which matters more than people realize. Technicians who document well are the ones who get promoted. Beyond the unit work, you're helping maintain common areas, grounds, and pool areas, and staying available for emergency calls when they come up. The schedule is full-time Monday through Friday, 9 AM to 6 PM, with some flexibility built in for emergencies.

What You Bring

  • At least 2 years of hands-on maintenance experience in commercial, residential, or apartment settings
  • Working knowledge of HVAC systems; an EPA/HVAC certification is a strong plus
  • Comfort with a broad trade mix: plumbing, carpentry, painting, appliance repair, electrical basics
  • Ability to operate hand tools and power tools safely and correctly
  • Availability for emergency maintenance when needed outside normal hours
  • Organizational habits that keep the shop and inventory in order
