Maintenance Technician

Make-ready work is not glamorous. You're in vacant units back-to-back, patching walls, replacing hardware, touching up paint, checking appliances, and making sure every inch of the apartment is rent-ready before the next resident walks through the door. Some days the punch list is short. Other days you inherit a unit that looks like nobody cared for it in years. That's the honest version of this role at Kings Crossing in Richmond's Tuckahoe area, and Weinstein Properties is upfront about it.

What You'll Actually Do

The core of this job is the turn process. You'll move through vacant apartments systematically, completing make-readies so units can get back on the market quickly. Speed matters, but so does quality. A sloppy make-ready creates callbacks, resident complaints, and extra work for everyone. Beyond turns, you'll pick up work orders alongside the rest of the maintenance team and help keep the grounds, amenities, and pool areas in shape. The property is owned and managed in-house by Weinstein Properties, which matters: decisions get made locally, standards stay consistent, and you're not waiting on a third-party owner's approval chain for basic supplies or repairs.

The schedule is Monday through Friday, 8am to 5pm. You'll rotate through an on-call schedule with the team for after-hours emergencies. On-call weeks come with a $150 flat payment regardless of whether your phone rings, plus additional pay for holiday coverage. That structure is worth noting because a lot of companies treat on-call as an invisible tax on your time. This one compensates for it directly.

What You Bring

  • At least one year of apartment or residential maintenance experience
  • Comfort with hand and power tools, basic plumbing, appliance checks, and unit prep work
  • EPA Type II or Universal certification is a plus, but not required if you're willing to work toward it
  • HVAC troubleshooting experience is valued, not mandatory
  • Reliable transportation and a valid driver's license
  • Ability to lift up to 75 lbs and work indoors and outdoors year-round, including climbing stairs and ladders
  • Comfort using work order software and basic digital tools on a phone or tablet

Strong candidates for this role tend to be self-directed. The maintenance supervisor isn't going to walk you through every unit. You need to look at a space, identify what it needs, sequence the work intelligently, and get it done. People who struggle here usually underestimate how much judgment goes into a good make-ready, even when the work itself looks straightforward.

The Bigger Picture

For technicians, that typically means better continuity: the leadership you build a relationship with stays involved, capital improvements get approved more directly, and the property isn't subject to ownership changes that shuffle priorities. Starting pay is $19 per hour, rising to $20 once you hold EPA certification.
