Maintenance Technician

What You'll Actually Do

This role puts you at the center of daily operations at a high-end luxury apartment community in Daytona Beach. Your day moves between diagnosing and repairing service issues, completing make-ready punch lists, running preventive maintenance on HVAC systems, and checking pool chemistry. You'll coordinate with contractors on unit turns, confirm make-ready conditions are met before move-in, and hold a 24-hour resolution standard on priority work orders. Plumbing repairs, carpentry, grounds upkeep, pool service, trash compactor maintenance, and security gate functionality all fall within your scope. On-call availability is part of the position, which means you'll need to be comfortable responding when residents need you most.

EPA Section 608 Types I and II certification is required before you start. A CPO certification is a bonus. You'll work within OSHA standards and company safety policies, and you're expected to stay current on both.

What You Bring

  • Hands-on experience repairing building systems and equipment across multiple trade areas
  • Working knowledge of service supplies, materials, and equipment used in residential maintenance
  • EPA Section 608 Types I and II certification (required)
  • Solid understanding of OSHA standards and safe work practices
  • Availability for on-call rotation
  • A service-first attitude and the energy to match a high-expectation community
  • High school diploma or equivalent, plus relevant trade experience or training
