Maintenance Technician

Maintenance Technician roles at apartment communities are straightforward in concept: keep the property running, keep residents happy, and keep the on-call rotation from eating you alive. At a company like MG Properties, which has been acquiring and operating multifamily assets across the Western U.S. for more than three decades, there's real infrastructure behind that work. This isn't a mom-and-pop shop figuring it out as they go.

The Work at Luma

Luma Apartments in San Diego is the property, and the role covers the full scope of day-to-day maintenance operations. You'll work through service requests across all trades: plumbing, electrical, HVAC, appliance repairs, painting. Grounds, offices, and common areas stay clean and presentable on your watch. When a unit turns, you're part of the make-ready process, moving through the punch list to get the apartment rent-ready on schedule. You'll also rotate through on-call coverage for after-hours emergencies. That part's not glamorous, but it's the job.

MG Properties is looking for someone who's already done this at scale. Ideally, you've worked a 200-plus unit property for at least a year and have genuine hands-on experience across the trades, not just one specialty. Reliable transportation is required. The on-call rotation is real, so flexibility matters.

What Separates a Strong Candidate Here

The technicians who do well in roles like this aren't just mechanically capable. They treat service requests like resident interactions, because that's what they are. A fast, clean repair with a decent attitude does more for retention than a concession. At a property that's putting its name on the building, presentation and professionalism show up in every unit entry. If your approach to maintenance is purely transactional, the fit probably isn't there.

Multi-trade competency also matters more than it used to. As San Diego properties push toward smart home integrations and more sophisticated HVAC systems, a technician who can troubleshoot across categories is genuinely more valuable than one with a single deep specialty. That breadth also tends to accelerate the path toward lead tech or maintenance supervisor roles if that's the direction you want to grow.
