Maintenance Technician III (Shadowbrook, Heatherstone, & Parallel)

A work order comes in at 7 a.m.: a unit at Shadowbrook has a water heater issue, there's a turn in progress at Heatherstone, and two minor electrical tickets are waiting across the portfolio. You triage, assign, and get moving. That's the rhythm here.

What the Role Actually Covers

Prometheus is looking for a Maintenance Technician III to support three Bay Area properties: Shadowbrook, Heatherstone, and Parallel, all in Sunnyvale. This is a lead-level position. You're doing hands-on work and guiding a team at the same time.

Day to day, you handle the full range of apartment maintenance: plumbing, electrical, carpentry, appliance repairs, painting. You manage unit turns from start to finish, keeping make-ready timelines on track. You also coordinate with outside vendors, track maintenance-related costs against budget, and process work orders through Yardi. Administrative tasks come with the territory.

The leadership piece is real. You'll mentor junior techs, set the standard for quality and response time, and help the properties hit their financial targets by managing costs and avoiding unnecessary vendor spend. One year of supervisory experience is the floor; two or more is preferred.

What Prometheus Is Looking For

• Three to four years of apartment maintenance experience, with solid skills in plumbing, electrical, carpentry, painting, and appliance work
• Minimum three certificates from recognized maintenance programs (BOMA, IREM, or vocational equivalents)
• Comfortable with Yardi or similar work order platforms
• High school diploma or GED required
• Available for on-call rotation and weekend coverage
• Able to lift up to 50 lbs. and work in both indoor and outdoor conditions

Compensation runs $35.75 to $37.00 per hour, depending on experience. Prometheus adds standby pay and on-call premium pay on top of that base.
