Maintenance Technician II
Hawthorne Residential PartnersA resident puts in a work order at 8 AM for a leaking faucet. By 9 AM, you've diagnosed it, fixed it, and moved on to a vacant unit that needs to hit make-ready status before the next move-in. That's the rhythm of this role.
The Work
Hawthorne Residential Partners is hiring a Maintenance Technician II at Evolve Deep River, a residential community in High Point, NC. You'll carry your own work orders independently, handling repairs across HVAC, plumbing, electrical, and general maintenance. Make-readies are part of the regular workload: turning vacant units to Hawthorne's move-in standard on schedule. You'll also run preventative maintenance tasks, help keep building exteriors and common areas clean and presentable, and rotate through on-call coverage for after-hours emergencies.
Pool maintenance is part of the job. CPO certification helps, though it's not required at hire. HVAC certification is required. You'll work Monday through Friday, 8 AM to 5 PM, with scheduled on-call rotation outside those hours.
This role suits someone who can diagnose a problem correctly the first time, close work orders without being managed closely, and treat residents like people rather than ticket numbers. The HVAC certification requirement signals that Hawthorne expects real technical depth, not just basic handyman familiarity.
Qualifications
- High school diploma or GED
- Two years of apartment maintenance experience (preferred)
- Valid driver's license
- EPA/HVAC certification (required)
- CPO certification (a plus)
On the compensation side, this position includes monthly renewal bonuses, quarterly performance bonuses, and quarterly resident satisfaction bonuses on top of hourly pay. Benefits include medical, dental, vision, 401k with match, paid time off, paid parental leave, pet insurance, and company-paid life insurance. Hawthorne also runs a structured career path program, so a Technician II who performs can move toward Technician III with support from an internal learning and development team, including education reimbursement for maintenance-related training.
One practical note for candidates: on-call rotation is real and recurring. If after-hours availability is a concern, factor that in. If it's not, this role offers a stable Monday-Friday schedule with a clear path upward and a compensation structure that rewards resident retention, not just task completion.
