Maintenance Technician

Commercial Maintenance in a Full-Service CRE Environment

Stream Realty Partners runs a large and varied portfolio across office, industrial, retail, healthcare, and multifamily assets. That breadth matters for a Maintenance Technician because the systems you work on change depending on the property: one building might have a central chiller plant and a complex BAS, another might lean heavily on rooftop HVAC units and simpler electrical. In Phoenix, where mechanical systems run hard against desert heat for most of the year, keeping equipment performing at spec directly ties to operating costs and NOI. A well-run preventive maintenance program is one of the cleaner ways to keep that number healthy.

What the Work Actually Looks Like

Day-to-day, this role sits inside the building engineering function. You'll be working across mechanical, electrical, plumbing, and HVAC systems, handling both scheduled preventive maintenance and reactive work orders as they come in. That means pumps, air handling units, boilers, compressors, chillers, and the building fixtures and components that generate steady ticket volume. You'll also participate in water treatment chemical programs, maintain operation logs and central plant records, and develop familiarity with fire alarm and life safety systems at your assigned property.

Customer interaction is part of this position. Stream describes its service standard as concierge-level, which in commercial real estate typically means responsive, professional, and low-friction for tenants and internal partners alike. How you handle a work order follow-up or a tenant concern reflects directly on the property's reputation and retention.

Shifts can include early mornings, late evenings, weekends, and holidays, and overtime is a reality when building operations demand it. That's honest, and it's worth factoring in before you apply.

What Stream Is Looking For

  • 1 to 2 years of experience in commercial building operations, property management, or a closely related field (preferred)
  • Working knowledge of HVAC, electrical, plumbing, and hydraulic system fundamentals
  • Comfort with power tools: pneumatic, electric, drill motors, grinders, impact wrenches
  • EPA Universal Certification required within 90 days of hire
  • Ability to obtain city or state licenses as applicable (boiler operating permits, maintenance electrician licenses, etc.)
  • High school diploma, GED, or trade school credential preferred
  • Physical capability to lift 50 lbs. or more, access roofs and confined spaces, and work split between indoor and outdoor environments
  • Steady composure in emergency situations

The candidates who tend to stand out in commercial building tech roles aren't just mechanically capable. They log accurately, they flag issues before they escalate, and they communicate clearly with property management and tenants. A chiller that gets caught early in a PM cycle is far cheaper than a mid-summer emergency replacement. That operational awareness separates a strong technician from an average one.

Stream is headquartered in Dallas and operates in markets across the country, which means internal mobility is a realistic path for people who perform well. Building engineering roles like this one frequently lead to Chief Engineer or Facilities Manager positions as experience with complex systems grows.
