Multifamily maintenance techs with real HVAC skills are in short supply. Olympus Property is staffing Riata, their Austin community, with a technician who can handle the full range of unit and building repairs and also own HVAC diagnostics without hand-holding.
This is a full-time, Monday through Friday position (9 AM to 6 AM, with some schedule flexibility) at a residential apartment community. You'll work alongside the lead maintenance technician and the broader service team, moving through daily work orders that span plumbing, electrical, appliance repair, carpentry, painting, and lock systems. HVAC is a core part of the job: preventative maintenance, diagnostics, filter replacements, and coil cleaning on residential units. You'll also cover minor to moderate plumbing work, fixture replacements, and common area upkeep including grounds and pool areas.
Work orders are tracked through property management software, so comfort logging and closing tickets is expected. Emergency availability is part of the role, though the primary schedule is standard weekday hours.
A typical day might start with a handful of open service requests from residents, a scheduled HVAC filter rotation on a block of units, and a punch list item from a recent turn. Priorities shift based on what the lead sets each morning, so being organized and communicative matters as much as technical skill.
Pay runs $23 to $26 per hour depending on experience and location, with monthly and quarterly bonuses on top of base pay.
