The work order queue fills up fast on a Monday morning in Bozeman. By 9 AM, you might be diagnosing a refrigerator that stopped cooling over the weekend, then pivoting to a plumbing call before lunch. That rhythm, steady and varied, is what a Maintenance Technician role at Olympus Property's Avion community actually looks like day to day.

What the Work Covers

This is a full-scope maintenance position, not a single-trade role. You'll work through a range of service requests that pull from multiple disciplines: HVAC filter replacements and coil cleaning, minor to moderate plumbing repairs, electrical fixture and switch replacements, appliance repairs across refrigerators, stoves, washers, dryers, and ovens, and lock changes or door hardware replacements. Preventative maintenance on HVAC systems is a consistent part of the schedule, so familiarity with those systems matters from day one.

Beyond in-unit work, you'll help maintain grounds, common areas, and pool facilities. The maintenance shop needs to stay organized and stocked, and you'll track all completed work through the property's software system. Daily and weekly priorities run through the Lead Maintenance Technician, so you're working as part of a coordinated service team, not independently. Emergency availability is required when situations arise outside standard hours.

Standard schedule is Monday through Friday, 9 AM to 6 PM, though hours can shift slightly based on property needs.

What You'll Bring and What You'll Build

The role requires a minimum of two years of maintenance experience in a residential, apartment, or commercial setting. You should arrive with hands-on knowledge across plumbing, carpentry, painting, and appliance repair. HVAC experience is expected, and an EPA or HVAC certification is valued. Comfort with hand tools and power tools is assumed from the start.

What this role builds is efficiency under real operational pressure. Technicians who develop a clean, consistent punch list process, who close work orders with accurate notes and minimal callbacks, become candidates for Lead Technician roles over time. The breadth of trade knowledge you'll use here makes you genuinely more versatile across any property type you might work on in the future.

Pay runs between $25.00 and $28.00 per hour depending on experience and location, with monthly and quarterly bonus eligibility.
