Maintenance Technician

MidPen Housing has managed affordable housing across Northern California since 1970, with a portfolio of more than 142 properties serving over 22,800 residents. This Maintenance Technician role covers two Sunnyvale communities: Homestead Park and Moulton Plaza. The residents here include working families, seniors, and people with special needs. What you keep running matters in a way that's easy to measure: a unit that turns in four days instead of ten, a plumbing issue resolved before it becomes a mold problem, a well-lit common area that feels safe at 10 p.m.

What You'll Actually Do

Day-to-day, you're splitting time between reactive work orders and scheduled preventive maintenance. Electrical repairs on appliances, fixtures, switches, and circuits. Plumbing repairs across water and sewage systems. Rough and finish carpentry, painting, flooring, appliance installs during turns. You'll also maintain landscaping and irrigation systems to MidPen standards and keep common areas clean and secure.

Turns are a meaningful part of this role. You'll take vacant units through the full make-ready process: punch list, painting, flooring, fixtures, and final inspection, all within the timeframes the Community Manager tracks. Tight turn cycles protect occupancy, and at an affordable housing property, every day a unit sits vacant is a day a resident on the waitlist keeps waiting.

You'll also carry a rotating on-call schedule, covering 24/7 emergency maintenance for seven consecutive days at a time, including evenings, weekends, and holidays. That's the honest reality of this position. In return, you're part of a team with actual structure: a Community Manager you report to directly, junior groundskeeper staff you coach and oversee, and contractor relationships you help coordinate through bidding, scheduling, and completion monitoring.

What You Bring

  • High school diploma or GED plus at least three years of hands-on maintenance experience, preferably in property management
  • Strong plumbing knowledge and demonstrated electrical repair experience across appliances, circuits, and fixtures
  • Rough and finish carpentry skills, structural and cosmetic
  • Familiarity with OSHA safety standards and landscape maintenance practices
  • Ability to coach and train junior staff, with solid written and verbal communication
  • Basic computer skills for work order entry and documentation
  • Valid California driver's license, reliable transportation, and current auto insurance
  • Physical capability to lift up to 50 pounds regularly, work outdoors in all weather, and handle tasks requiring climbing, bending, and confined-space work

Context Worth Knowing

Affordable housing maintenance carries a few operational realities that differ from market-rate work. Capex cycles tend to be more deliberate, so your ability to extend the life of systems through solid preventive maintenance schedules and accurate documentation carries real weight. Inventory control matters too: supplies and equipment need to be managed carefully when procurement moves through an approval process. Technicians who document well, communicate clearly with the Community Manager during move-ins, move-outs, and annual inspections, and treat residents with consistency tend to build strong tenure at properties like these. The pay range for this role runs $25.00 to $28.13 per hour, based on experience and qualifications.
