Maintenance Technician - Founders Village
LivCorFounders Village is a residential community in Williamsburg, VA managed by LivCor. This maintenance technician role covers the full range of day-to-day upkeep: work orders, make-readies, emergency response, and keeping amenity spaces functional and presentable.
What You'll Actually Do
Most of your time splits between active work orders and unit turns. You'll diagnose and repair appliances, plumbing, HVAC systems, electrical issues, gates, and pool equipment. When a unit vacates, you run through the punch list to get it rent-ready on schedule. You'll also handle on-call rotation, which means responding to urgent repairs evenings, weekends, and holidays when needed.
Beyond wrench-turning, you'll log service requests, track vendor work, keep the shop stocked and organized, and communicate directly with residents when addressing complaints or delivering notices. This role requires solid interpersonal skills, not just technical ones.
What You Bring
- 1 to 3 years of maintenance experience, preferably in apartment communities
- Type II or Universal refrigeration certification (required within 90 days of hire if not already held)
- Valid driver's license and clean driving record
- Physical capability to lift 50 lbs independently, move appliances and equipment up to 300+ lbs on wheels, and work comfortably at heights up to 40 feet
- Comfort working in varied conditions across both interior units and exterior common areas
Compensation and Benefits
Pay runs $22 to $25 per hour depending on your experience relative to the role's requirements. Benefits include a generous PTO program, 13 paid holidays plus 3 floating holidays and a paid volunteer day, comprehensive medical coverage, company-paid dental and vision, a 401k with strong employer match, an associate apartment discount, and tuition and certification assistance. Mental health and wellness programs are also company-paid.
One thing worth knowing going in: on-call rotations are a real part of this job. If a water heater fails at 9 PM or a resident is locked out due to a gate malfunction on a holiday weekend, you're expected to respond. Technicians who thrive here treat that responsibility as part of the role, not an exception to it. The support structure, pay, and benefits reflect that expectation.
