What You'll Actually Do

This is a hands-on maintenance technician role at Lake St. James, a Cottonwood Residential community in Conyers, GA. Your days will involve a mix of work orders and reactive repairs across plumbing, electrical, and general carpentry. You'll be troubleshooting HVAC systems regularly, so comfort with diagnostics matters more than just swapping parts. Between work orders you'll be walking the property, checking on units, and keeping things running. The job is physical. You're on your feet, on ladders, and occasionally in crawl spaces.

On-call rotation is part of this role. After-hours emergencies happen, and you'll be expected to respond. Cottonwood supports their technicians through the Service Manager during those calls, but the expectation is real and worth knowing going in. What You Bring

  • EPA Type II or Universal certification (required)
  • Considerable hands-on HVAC troubleshooting experience
  • Working knowledge of plumbing and basic electrical repairs
  • Valid driver's license
  • Ability to lift up to 50 lbs and work in physically demanding conditions including stairs, ladders, scaffolding, and tight spaces
  • Availability for evenings, weekends, and on-call shifts
  • CPO certification is a plus but not required
  • Strong enough English communication skills to process work orders, read safety manuals, and talk through issues with residents
