Maintenance Technician - EPA Certified

It's 7:45 on a Tuesday morning. You're reviewing the work order queue before the office opens, spotting a reported HVAC issue in a second-floor unit and two plumbing tickets from the night before. The Work Itself

Weinstein Properties is hiring an EPA-certified Maintenance Technician for one of their residential communities in Midlothian, VA. This is a full-time, Monday through Friday position (8am to 5pm) with rotating emergency on-call coverage shared across the team. On-call weeks come with $150 guaranteed, whether your phone rings or not, plus an additional $150 for holiday coverage.

Day to day, you'll be completing work orders in both occupied and vacant apartments, supporting apartment turns and make-readies, and troubleshooting across the full range of residential systems: HVAC, plumbing, electrical, appliances, and carpentry. You'll also help maintain the common areas, grounds, and pool. The work is varied, and your ability to prioritize tasks without losing the details is what keeps the property running smoothly.

Pay starts at $23 per hour and goes up based on experience. The package includes rent discount, PTO, paid holidays, birthday time off, medical, dental, vision, 401(k) with company match, an Employee Assistance Program, and a quarterly bonus of up to $980 tied to property and team performance.

What This Role Requires and What It Builds

To step into this role, you'll need:

• At least 3 years of hands-on apartment or residential maintenance experience
• EPA Type II or Universal certification (required, not preferred)
• Real HVAC troubleshooting experience, not just filter changes
• A customer service mindset. Residents notice how you show up as much as what you fix.
• Reliable transportation, physical ability to lift up to 75 lbs, and comfort working indoors and outdoors year-round
• Basic computer and mobile device proficiency for work order platforms and communication
