Maintenance Technician
HillpointeMaintenance work at a residential property splits into two modes: reactive and preventive. This role runs both at the same time. You're closing out resident work orders while also keeping up with scheduled inspections, make-ready turns, and grounds upkeep. The skill this job uses most is mechanical troubleshooting. You need to walk into a unit, diagnose what's wrong, and fix it correctly the first time.
What the Work Looks Like
Day-to-day, you're handling resident repair requests, conducting inspections, and prepping vacant apartments for incoming residents. Make-readies require a sharp eye for punch list items. You're also tracking parts, managing inventory, and coordinating with vendors when work requires outside support. Documentation matters here. Work orders, materials used, safety incidents: all of it needs to be logged accurately.
This position runs on a rotating on-call schedule, so evenings and weekends are part of the job. If that's a dealbreaker, this one isn't the right fit.
Skills This Role Depends On
- Mechanical diagnosis and repair across building systems and common areas
- Preventive maintenance planning and execution
- Pre-move-out inspections and unit turn preparation
- Vendor coordination and supply management
- Safety compliance and OSHA protocol adherence
- Clear communication with residents, management, and contractors
- Ability to read technical manuals, schematics, and blueprints
- EPA Type I and II or Universal certification (or willingness to obtain it)
- Valid driver's license (required for golf cart operation on property)
Physical demands are real: regular lifting up to 50 lbs, climbing ladders, working outdoors in heat and cold, and spending time in confined or noisy spaces. You need solid manual dexterity and comfort operating both hand tools and power tools.
Working at Hillpointe
Hillpointe builds and manages market-rate workforce housing across the Sun Belt, and they handle the full development cycle in-house, from land acquisition through construction and asset management. That structure means the maintenance team operates within a company that understands properties from the ground up, literally. Decisions move faster, and there's direct accountability from ownership down to site operations.
Okatie, SC sits in the Bluffton area, just outside Hilton Head Island. The region has seen steady population growth driven by coastal relocation trends, which keeps demand for workforce housing strong and occupancy pressure real. For a maintenance tech, that means consistent volume and a property that stays active.
Strong candidates for this type of role tend to have a mix of HVAC, plumbing, and electrical knowledge rather than depth in just one trade. The ability to troubleshoot across systems, without waiting on a specialist for every call, is what separates technicians who advance from those who plateau. EPA certification is a clear differentiator if you already hold it.
