Maintenance Technician 3
Ackermann GroupResidential maintenance at a multi-family property isn't a single trade. It's a rotation through plumbing calls, appliance failures, electrical diagnostics, HVAC concerns, carpentry patches, and pool chemistry, often in the same week. The Maintenance Technician 3 designation at Ackermann Group reflects that breadth. This is a journeyman-level role that expects cross-trade competency on arrival and builds sharper independent judgment through hands-on ownership of a full property's maintenance cycle.
Ackermann Group has operated in Midwest real estate development and property management since 1938, with a portfolio and culture built around long-term thinking and community investment. The Florence, KY position is a full-time, Monday through Friday role with an after-hours emergency on-call rotation.
What This Role Demands
The core of the job is intermediate-to-advanced troubleshooting across the maintenance trades: plumbing, electrical, carpentry, appliance repair, HVAC, and painting. You'll carry out resident service requests, participate in move-in and move-out inspections, and coordinate unit turn scheduling with approved contractors. Managing parts inventory and turn-related supplies falls to you as well, so organizational discipline matters as much as technical skill.
Beyond reactive work, you'll contribute to the property's preventative maintenance plan and handle exterior and interior building and grounds upkeep including light janitorial. Pool water management is part of the role where applicable, and seasonal responsibilities include snow event preparation and removal. All of this gets documented through Ackermann's internal technology and software platforms.
- EPA Type I and II certification required
- CPO and CAMT certifications preferred
- Aquatherm system experience preferred
- Valid driver's license with proof of insurance
- One or more years of broad general maintenance experience
- High school diploma or equivalent
What This Role Builds
Technicians who come in with solid trade fundamentals and grow through a role like this tend to develop something that's harder to teach: the ability to manage contractor relationships, work within a maintenance budget, and prioritize across competing demands with minimal supervision. Those are exactly the skills that move a strong technician toward a Maintenance Supervisor position. The financial and organizational acumen the role expects on day one sharpens considerably when you're the person accountable for inventory and contractor coordination on every turn cycle.
What separates strong candidates from average ones here is the combination of technical range and communication. Resident-facing service work requires you to explain what you found, what you fixed, and what the next steps are, clearly and professionally. Technicians who treat communication as part of the job, rather than an interruption to it, tend to advance faster and carry more trust from the management team.
