Maintenance Technician

What You'll Actually Do

This role covers the full range of day-to-day maintenance at Cortland Ten Mile, a multifamily community in Meridian. Work orders come in steady: electrical issues, plumbing repairs, HVAC troubleshooting, appliance fixes, flooring, railings, and general building systems. You diagnose what's wrong, fix it correctly, and document it. That last part matters more than people expect. Recurring issues that don't get reported stay recurring issues.

Preventative maintenance is part of the job too, not an afterthought. You'll schedule and perform PM work on HVAC units and building equipment, which keeps downtime low and extends the life of assets the property depends on. You'll also keep an eye on building and security systems, flagging anything that needs attention before it becomes a liability. Hazards like broken lighting, damaged gates, or open holes get corrected fast.

On-call rotation is real. You'll respond to after-hours emergencies when it's your turn, and some of those calls will come at inconvenient times. That's part of the job at any well-run multifamily community, and Cortland structures their teams to share that load, but it's worth knowing upfront.

What You Bring

  • EPA certification (Type I, II, or Universal) required before starting
  • 1 to 3 or more years in maintenance, facilities, or multifamily housing
  • Solid hands-on skills across electrical, plumbing, HVAC, and appliance repair
  • Ability to manage multiple open work orders and prioritize without losing track of details
  • Comfort working outdoors in Idaho's weather range, climbing ladders, and lifting as needed
  • High school diploma or equivalent
  • Willingness to participate in on-call schedules and respond when emergencies come up

A Few Things Worth Knowing

Cortland is a large, vertically integrated owner-operator with in-house design, construction, and operations. For a maintenance technician, that structure means you're working within a company that takes asset preservation seriously at the ownership level, not just the management level. There's generally more consistency in how properties are maintained and resourced compared to smaller fee-management operations.

Strong candidates in this type of role tend to be self-directed once they learn a property. You're not going to have someone looking over your shoulder on every work order. The technicians who do well here know how to prioritize their own queue, communicate clearly when something's outside their scope, and treat resident interactions as part of the job rather than an interruption to it. Meridian is a growing market, and a well-maintained community with low delinquency and high occupancy starts with the people keeping the building functional.
