Maintenance Technician

A resident submits a work order at 8 AM: no hot water. By 9, you've diagnosed a faulty heating element, swapped it out, and updated the ticket in the system before the office team even opens their email. That rhythm, moving from diagnosis to resolution without a lot of hand-holding, is what this role runs on.

The Work at Cielo

Cielo is an Olympus Property community in Charlotte, and this full-time Maintenance Technician position runs Monday through Friday, 9 AM to 6 PM, with emergency availability when needed. You'll work alongside the Lead Maintenance Technician and the broader service team, handling the full scope of day-to-day repairs: HVAC maintenance and filter changes, plumbing repairs and fixture replacements, appliance work across refrigerators, washers, dryers, ovens, and stoves, electrical switches and fixtures, and lock changes or door repairs. Preventative maintenance on HVAC units, including coil cleaning, is a regular part of the calendar. You'll also help maintain grounds, common areas, and pool areas, and keep the maintenance shop organized and properly stocked. Work orders get tracked through property management software, so staying current on documentation matters as much as the wrench work.

The pay range starts at $24 to $25 per hour, with monthly and quarterly bonuses on top of base pay. Benefits include medical, dental, and vision coverage, a 401(k) with employer matching, short and long-term disability, life insurance, paid time off, an apartment rental allowance, educational assistance, and pet insurance.

What Olympus Looks For

  • At least two years of maintenance experience in residential, apartment, or commercial settings
  • Working knowledge of HVAC systems; an EPA 608 certification or HVAC license is a plus
  • Hands-on comfort with plumbing, electrical, carpentry, painting, and appliance repair
  • Ability to operate hand tools and power tools safely and independently
  • Willingness to be available for emergency calls outside regular hours

Olympus has earned a spot on the National Apartment Association's Top Employer list for 2023, 2024, and 2025. That kind of recognition tends to reflect how a company treats people day to day, and the benefit package and bonus structure here back it up.

From a career standpoint, a role like this builds the kind of documented, multi-trade experience that moves technicians toward Lead Technician and eventually Service Manager positions. Technicians who develop strong HVAC diagnostic skills in particular tend to have real leverage in the market, since that competency is consistently hard for operators to find. Two or three years of solid work order history, good resident interaction habits, and a growing EPA certification puts you in a strong position for the next step up in portfolio management.
