Your days will split between planned work and reactive work, and the balance shifts constantly. On the planned side: preventive maintenance rounds, make-readies on vacant units, grounds upkeep, and supply inventory. On the reactive side: resident work orders that need diagnosis and repair, often involving HVAC, plumbing, appliances, or general mechanical issues in the units and common areas. You'll coordinate with vendors and contractors when work goes beyond your scope, which means communication skills matter more in this role than people expect.
