What You'll Actually Do
Your day centers on service work and preventive care. You'll diagnose and repair problems across plumbing, HVAC, carpentry, and general building systems. Make-readies are a real part of the job: you'll inspect units before move-in, coordinate with contractors on punch list items, and make sure turns are completed to a high standard. Priority work orders get a 24-hour resolution target, which means you need to be organized and efficient, not just technically capable.
Beyond the unit-level work, you'll run routine preventive maintenance on HVAC equipment and community systems, service the pool (including chemical readings), maintain the trash compactor, and confirm that gate and security equipment stays operational. Grounds upkeep falls into your scope too. At a luxury community, the physical condition of the property directly shapes resident perception, so the bar for presentation is higher than average.
You'll be on an on-call rotation, so after-hours emergency response comes with the role. That's a consistent reality here, not a rare exception.
What You Bring
- EPA Section 608 Type I and II certification (required)
- Hands-on experience with building repairs across multiple trade areas
- Working knowledge of OSHA safety standards
- Ability to handle make-ready inspections and coordinate with outside contractors
- Strong service orientation and a professional, resident-facing presence
- CPO certification is a plus
- High school diploma or equivalent, plus relevant field experience
