Maintenance Technician

It's 10 AM on a Tuesday and you've already turned two work orders: a leaking shut-off valve under a kitchen sink and a tripped breaker that had a resident convinced her oven was dead. That's the rhythm at a property like Canopy at Citrus Park, where your technical range matters as much as your speed.

What This Role Actually Covers

Olympus Property has earned recognition as a top employer in the National Apartment Association three years running, and their maintenance teams are a big reason why. At Canopy at Citrus Park in Tampa, you'll work alongside a service team and leasing office to keep apartment homes and common areas running at a high standard. The scope here is genuinely broad.

  • HVAC preventative maintenance and diagnosis, including filter replacements and coil cleaning (EPA/HVAC license required)
  • Plumbing repairs ranging from fixture replacements to minor installations on sinks, showers, and toilets
  • Appliance work on refrigerators, stoves, washers, dryers, ovens, and microwaves
  • Electrical fixture and switch repairs or replacements
  • Lock changes, lockouts, and door hardware repairs
  • Grounds upkeep and pool area maintenance alongside interior and exterior common areas
  • Tracking all work through property management software and coordinating daily priorities with the Lead Maintenance Technician

This is a full-time position, Monday through Friday, 9 AM to 6 PM, with availability needed for after-hours emergency calls. The starting rate is $21 per hour, with monthly and quarterly bonuses available for eligible team members.

What You Bring and Where It Takes You

You'll need at least two years of hands-on maintenance experience in a residential, apartment, or commercial setting, plus a current EPA/HVAC certification. Beyond the license, the candidates who thrive in this kind of role are the ones who can diagnose quickly without over-ordering parts and who communicate clearly enough that residents feel heard even when a fix takes a day or two.

Tampa's rental market runs hot, with strong occupancy across garden-style communities keeping maintenance teams busy year-round. Humidity and heat cycles here are hard on HVAC equipment, so your coil-cleaning and filter discipline isn't just routine work. It directly protects NOI by reducing emergency service calls and extending equipment life.

From a career standpoint, a well-rounded technician role like this one is a direct path toward Lead Maintenance and eventually Service Manager. Olympus specifically offers career pathing as part of their structure, which means the progression isn't just theoretical. Technicians who develop strong HVAC skills, get comfortable with software-based work order systems, and build a reputation for consistent make-readies tend to move up faster than those who specialize too narrowly too early.

Benefits include medical, dental, and vision coverage, a 401(k) with employer matching, tuition reimbursement, pet insurance, short and long-term disability, and an apartment rental allowance. The sabbatical benefit and team trips are less common perks at this level and worth noting if work-life balance factors into your decision.
