You'll keep common areas clean and presentable, manage curb appeal, and handle the make-ready process for vacant units with a target of three to five days from vacancy to rent-ready. Service requests need resolution within 24 hours, which means you'll need to prioritize quickly and communicate clearly when parts or scheduling push a timeline out.

Beyond reactive repairs, you'll work through monthly preventive maintenance checks covering lighting, fire safety, pool and spa systems, and life-safety hazards. You'll know where every shutoff lives on the property. You'll track tool and supply inventory, document vacant unit status, and assist with move-in and move-out inspections. On-call emergency coverage is part of the schedule, so flexibility on evenings and weekends is a real requirement, not a footnote.
