Maintenance Technician

What the Work Actually Looks Like
This position covers the full maintenance scope for a student housing community in Waco. That means responding to resident service requests, completing make-ready work between turns, and staying ahead of preventive maintenance on major building systems. A meaningful part of the job involves life safety systems: fire pumps, sprinkler systems, fire alarm panels, backflow preventers, CO2 sensors, emergency lighting, and egress paths. You'll run diagnostics, conduct preventive testing, and help develop emergency preparedness plans, so this isn't purely a request-and-repair role. You're expected to think about the whole asset.
Vendor coordination is part of the job too. You'll manage scheduling and accompany contractors on-site as approved by the Facilities Manager. Key control and security protocols fall to this position as well. You'll track supply needs and submit requests before things run out, which matters more than it sounds during high-traffic periods when delays compound fast.
What You Bring
- 3 to 5 years of full-time general maintenance experience, or an equivalent combination with trade school training
- EPA 608 certification (Core, Type I, II, and III) required
- CPO certification, or a genuine commitment to obtaining it within six months
- Comfort with building automation systems, CMMS platforms (Scion uses Entrata), and digital control systems
- Valid driver's license and willingness to travel periodically
- Physical capacity to stand for extended shifts and lift up to 100 lbs.
- Availability for on-call coverage outside regular hours, because student housing doesn't observe a clean 9-to-5 boundary
