This is a full-scope maintenance technician position covering the day-to-day upkeep of an apartment community. You'll diagnose and repair service issues across plumbing, HVAC, carpentry, and general building systems, while also owning the make-ready process for vacant units. That means coordinating with contractors on punch lists, confirming units meet move-in standards, and keeping the turn cycle tight. Preventive maintenance on HVAC equipment runs on a regular schedule, and priority work orders carry a 24-hour resolution expectation. You'll also handle pool service and chemical readings, maintain the trash compactor, and ensure gate and security equipment stays operational. Grounds maintenance and clean-up tasks round out the scope. On-call availability is part of the role.
OSHA compliance isn't treated as a formality here. You're expected to know current safety standards and apply them without prompting. EPA Section 608 Type I and II certification is required before you start. A CPO (Certified Pool Operator) credential is a plus, and in a Miami community with year-round pool use, it carries real weight.
