Maintenance Technician

Maintenance technicians are the operational backbone of any apartment community. When a unit sits down waiting on a repair, that's lost rent. When a resident's work order ages past 48 hours, satisfaction scores drop and renewals get harder to win. Cottonwood Residential understands that equation, and they're adding a Maintenance Technician at Camelot Apartments in Yuma, AZ to keep the asset running at full capacity.

What the Work Actually Looks Like

Your days will cover the full range of residential repairs: plumbing, electrical, general carpentry, and whatever the property throws at you on a given morning. Yuma's desert climate is no joke. Extreme heat puts HVAC systems and plumbing under real stress, which means the make-ready process and ongoing unit maintenance demand a technician who can diagnose quickly and execute cleanly. A punch list that drags out extends vacancy days, and vacancy days kill NOI. Speed and quality both matter here.

You'll also carry on-call responsibilities for after-hours emergencies. That's a real part of this job, and it's worth being honest about. The Service Manager backs you up during those situations, but you need to be comfortable responding when something breaks at 10pm. That's the nature of residential maintenance, and the technicians who thrive in this role treat it as a feature, not a drawback.

EPA Type II or Universal certification and CPO certification aren't required, but they'll set you apart. A valid driver's license is required. Physical stamina matters here too: lifting up to 50 lbs, climbing ladders, working in tight spaces, and staying on your feet for long stretches are all part of a normal shift.

Compensation and Benefits

  • Competitive pay
  • Full health, vision, dental, life, and disability coverage available within 1 to 30 days of hire
  • Generous 401k and HSA company match
  • 3 weeks (120 hours) of paid time off available in your first year
  • 10.5 paid holidays

Cottonwood Residential was an early mover on Self-Guided Tours, which reflects how they think about the resident experience. That same mindset applies to maintenance: the work you do directly shapes how residents feel about living there, and ultimately whether they renew. Strong technicians who show curiosity, take initiative on repairs, and communicate well with residents often grow into lead tech or Service Manager roles over time. The path is real if you want it.
