A resident submits a work order at 7 a.m. for a broken A/C. By 8, you've already pulled the service history, diagnosed the issue, and ordered the part. That's the pace at Ion at the Ballpark, a student housing community in Birmingham operated by The Scion Group.

What the Job Covers

This is a full-scope maintenance role. You'll handle service requests, run preventive maintenance on major building systems, and prep units for turn. Life safety systems are part of your regular responsibility: fire pumps, sprinkler systems, smoke and CO2 detectors, emergency lighting, backflow preventers, and alarm panels all fall under your watch. When vendors come on site, you coordinate their schedules and escort them as needed. You'll also help develop emergency preparedness plans and maintain key management protocols.

Student housing turns are compressed and unforgiving. The gap between a resident moving out and the next one moving in is tight, and the punch list has to be done right the first time. This role requires someone who tracks their own assignments, follows through without being reminded, and communicates clearly with the facilities manager and the broader team.

What You'll Need

  • High school diploma, GED, or trade school credential plus 3 to 5 years of full-time general maintenance experience
  • EPA 608 certification (Core, Type I, II, and III)
  • Certified Pool Operator (CPO) license, or willingness to obtain one within six months of hire
  • Valid driver's license
  • Comfort working in property management software and building automation systems (Entrata and CMMS experience is useful)
  • Physical ability to stand for extended shifts and lift up to 100 lbs.
  • Availability for on-call coverage, including after-hours and weekend emergencies

Strong candidates in this role tend to have HVAC and plumbing depth, not just surface-level familiarity. Diagnosing a building automation issue or running a fire system test requires real technical confidence. If your background is mostly light repairs and cosmetic work, this position will be a stretch.
