Maintenance Technician

It's 7:45 a.m. on a Tuesday and you've already walked three units on the punch list, logged a water heater ticket, and grabbed a radio call about a resident with no A/C. In Austin's summers, that last one doesn't wait.

Griffis Residential is hiring a Maintenance Technician at one of their Austin communities. The work spans the full range of residential upkeep: make-readies, service requests, emergency response, preventive maintenance, and community inspections. You'll report to the Service Manager and work alongside the broader site team to keep occupancy healthy and residents satisfied.

What the Work Actually Involves

Make-ready work is central to this role. You'll turn units between residents, handling plumbing, electrical, HVAC, carpentry, and appliance repairs to get apartments move-in ready on schedule. Emergency response carries a 30-minute target, so you'll need to triage and act quickly when things go wrong after hours or on weekends. Beyond reactive work, you'll help build and follow preventive maintenance schedules, conduct regular community inspections, document pool and spa chemical logs, and assist with grounds upkeep including litter pick-up and, when Austin's rare cold snaps hit, ice removal.

Budget awareness matters here too. You'll collaborate with the Service Manager and Community Manager on inventory tracking, so understanding where parts and supplies sit relative to financial goals is part of the job, not a secondary concern.

What Griffis Is Looking For

  • At least one year of hands-on experience in multi-family housing, hospitality, or a closely related field
  • Working knowledge of HVAC, plumbing, electrical systems, and appliances
  • CPO license and EPA certification (preferred at hire, required within your first six months)
  • Physical ability to lift up to 75 pounds and work outdoors across weather conditions
  • Comfortable communicating with residents directly. Spanish fluency is a bonus in this market
  • Basic computer skills and familiarity with maintenance tracking or work order systems
  • High school diploma or equivalent

The pay range runs from $23.50 to $27.00 per hour.
