Maintenance Technician

What the Work Actually Looks Like

Day to day, you'll manage the full scope of maintenance operations for the community. That means diagnosing and repairing service issues across plumbing, HVAC, carpentry, and general building systems, completing make-readies so units are genuinely move-in ready, and coordinating with contractors to keep the punch list moving. Preventive maintenance on HVAC units and community equipment is a regular part of the schedule, not an afterthought. Priority work orders carry a 24-hour resolution expectation, which keeps you organized and moving. You'll also handle pool service and chemical readings, monitor gate and security equipment, and manage the trash compactor. Grounds maintenance rounds out the picture. On-call availability is part of the role.

EPA Section 608 Type I and II certification is required coming in. CPO certification is a plus, and given the pool responsibilities here, it's worth having if you don't already.

What You'll Bring

• Hands-on experience repairing building systems and equipment across multiple trade areas
• Working knowledge of OSHA standards and a consistent habit of following them
• EPA Section 608 certification (Types I and II), required
• CPO certification, preferred
• Strong service orientation and the kind of attitude that residents notice and remember
• Availability for on-call rotation
• High school diploma or equivalent, plus relevant work experience or training
