What You'll Actually Do

This is a multi-property maintenance role covering residential units in Hawthorne, CA. You're moving between sites, working through work orders, and keeping things running. A typical day includes plumbing repairs, electrical troubleshooting, drywall patches, appliance fixes, and rent-ready unit prep. Make-readies are a real part of this job. You'll inspect properties on a regular cycle, catch problems before residents do, and handle repair requests without someone looking over your shoulder.

You'll also manage parts inventory and order supplies as needed. Saturdays are possible. You need a valid driver's license and your own insured vehicle. PMA covers $300/month toward vehicle use and $25/month toward your cell.

Tools are provided and stored on-site. That's worth noting if you've been burning through your own kit at previous jobs.

What You Bring

  • At least 3 years of hands-on maintenance experience across plumbing, electrical, drywall, and appliance repair
  • Solid knowledge of repair methods, materials, and the tools that go with them
  • Experience prepping units for move-in, including full punch list completion
  • Ability to lift 25 to 50 pounds and stay on your feet for a full 8-hour shift
  • Strong organizational habits. You track parts, close work orders, and don't let things slip.
  • Valid driver's license and proof of auto insurance
  • Clear English communication skills, both with residents and with management

One honest note: multi-property tech roles in dense LA County markets tend to reward people who are genuinely self-directed. If you need daily check-ins to stay on task, this probably isn't the right fit. If you're the type who closes every work order before you head home, you'll do well here.
