Maintenance Technician (59281)
Cirrus Asset ManagementIt's 8:15 a.m. on a Tuesday at a 196-unit senior community in Los Angeles. A resident called in a plumbing issue late yesterday, a work order came through this morning, and there's an apartment that vacated over the weekend sitting at day two of its five-day turn window. That's the rhythm this role runs on.
What This Role Covers
Cirrus Asset Management is hiring a Maintenance Technician for San Lucas Senior Apartments, a 196-unit property in Los Angeles. The schedule is Monday through Friday, 8 a.m. to 5 p.m., with on-call availability for after-hours emergencies. Pay runs $25 to $26 per hour.
The work spans a full range of building systems. You'll complete work orders within required timeframes, run make-readies on vacated units within five days of move-out, and conduct routine building surveys to catch mechanical issues before they become health or safety concerns. Day-to-day tasks include:
- Electrical maintenance: replacing fixtures, sockets, and cleaning or repairing circuit breaker panels
- Plumbing and HVAC component repairs
- Interior and exterior painting, including prep and priming
- Lock, door hardware, and closer repairs and replacements
- Life safety documentation: fire extinguisher logs, suppression systems, alarm contacts, and related building systems
- Manual repairs as needed, including window replacements and general fixes
- Participation in ongoing safety, technical, and operational training programs
- Accurate documentation of completed work and materials used
What You Bring and What You'll Build
The role requires at least one year of hands-on maintenance technician experience, a high school diploma, and solid working knowledge of general maintenance methods, tools, and common building systems. Manual dexterity, attention to detail, and strong time management matter here because the five-day turn clock doesn't pause, and a senior community means residents often have a lower tolerance for unresolved issues and longer waits.
Certifications like HVAC or CMRP aren't required but carry real weight in the review process. If you hold one, it's worth noting prominently. If you don't, this role builds toward that kind of credentialed expertise. Technicians who document work thoroughly and demonstrate consistent quality on turns and work orders tend to move into lead or facilities supervisor roles over time, and a senior community with nearly 200 units gives you regular exposure to the systems and resident communication skills that make that transition easier.
Cirrus offers health, dental, vision, and life insurance, a 401(k) plan, and paid holiday, sick, and vacation time, along with healthcare spending account options including HSAs, FSAs, and HRAs.
