What the Work Actually Looks Like

Day to day, you're moving through work orders: plumbing repairs, electrical troubleshooting, carpentry, appliance fixes, and general upkeep of units and grounds. Make-readies are a consistent part of the workload. When a unit turns, the punch list needs to get done accurately and quickly so leasing can get it back online. Slow turns cost occupancy. You know that, and so does Cottonwood.

The role carries an on-call component with after-hours emergency coverage. You'll have the support of a Service Manager when those calls come in, but the expectation is that you can triage and resolve issues independently. The physical demands are real: lifting up to 50 lbs., extended time on your feet, working at elevation, and accessing tight spaces are all part of the job.

Qualifications the team is looking for include:

• Hands-on experience with plumbing, electrical, and general carpentry repairs
• A valid driver's license
• Strong English communication skills, both written and verbal
• Availability for evenings, weekends, and on-call rotation
• EPA Type II or Universal certification (a genuine plus, not just a checkbox)
• HVAC troubleshooting experience (the more depth, the better)
• CPO certification (a plus for properties with pool amenities)

HVAC competency is worth calling out specifically. Technicians who can diagnose and repair HVAC systems without always escalating to a vendor keep maintenance costs down and response times short. That skill set matters to any operator watching their capex and service budgets closely.
