Maintenance Technician

Vaughan Place sits just off Wisconsin Avenue in the Cathedral Heights neighborhood, a 380-plus-unit luxury community within easy reach of Georgetown, Embassy Row, and Glover Archbold Park. AIR Communities operates it as part of a portfolio of Class A assets in major markets, and they run a tight ship on the maintenance side. This is a full-time technician role, not a light-duty position. You'll be doing turns, handling resident service requests, troubleshooting HVAC, plumbing, electrical, and appliances, and occasionally guiding less experienced techs on the team.

The pay range runs $24 to $27 an hour depending on your actual skill set, with the possibility of up to $250 per month in customer satisfaction bonuses tied to resident feedback. The 50% rent discount applies at any AIR community, so you can live on-site and eliminate your commute entirely, or pick a different AIR property nearby. That's a real benefit in a market like DC, where rent levels are what they are.

AIR has invested in technology to help technicians prioritize work orders and move through the day more efficiently. Shops are stocked and organized. They've also built out a maintenance development program called Ascend, which is designed around individual career paths rather than a generic training checklist. For a technician who wants a clear line toward a lead or maintenance supervisor role, that structure matters.

What They're Looking For

  • At least two years of maintenance experience in a facilities or building environment
  • Proficiency in at least two trades: plumbing, electrical, HVAC, appliance repair, or carpentry
  • Availability for evenings, weekends, and on-call shifts (roughly one week per month)
  • A reliable way to get to the property for after-hours emergency calls
  • Physical capability to handle heavy equipment and machinery

On-call is the part of this job that tends to separate people who last from people who don't. One week a month of after-hours availability is the stated expectation, and at a luxury community with residents who expect quick responses, that's a real commitment. If you've worked in multifamily before, you already know this. If you're coming from commercial facilities, the pace of resident-facing service requests is a different rhythm than scheduled PMs.

The technicians who perform well in roles like this one tend to be the people who genuinely close out a work order correctly the first time, document it properly, and communicate with the resident before and after. At a Class A property, the service standard is high and residents notice when it slips. The customer satisfaction bonus structure reflects exactly that expectation.
