Apartment Maintenance Technician - The Elm

The Elm is a well-regarded apartment community in Bethesda, and the maintenance team there carries a real responsibility: residents notice when things work, and they really notice when they don't. AIR Communities is bringing on a Maintenance Technician who can handle the day-to-day demands of a busy community while caring about the quality of every repair.

What You'll Actually Do

A typical day pulls in a few directions at once. You might start the morning working through service requests, diagnosing an HVAC issue in one unit and troubleshooting an appliance in another, then shift to supporting apartment turns in the afternoon, making sure each home is move-in ready and punched out properly before a new resident arrives. You'll work across plumbing, basic electrical, HVAC, appliances, and carpentry, so breadth matters here. You'll also assist with move-in and move-out inspections and help manage vendor quality when contractors come on site.

AIR uses maintenance technology to help the team prioritize and track work, and their shops are stocked to reduce the time you spend hunting for parts or tools. There's also an on-call rotation, at least one week per month, so reliable transportation is a real requirement, not a formality.

When you're the more experienced person in the room, you'll offer guidance to other technicians. What You Bring

• At least two years of hands-on maintenance experience in apartments, facilities, or a related environment
• Demonstrated skill in two or more trades: plumbing, electrical, HVAC, appliance repair, carpentry, or similar
• Availability for a flexible schedule including evenings, weekends, and monthly on-call rotations
• Reliable transportation for emergency response during on-call weeks
• Physical capability to handle demanding work, including moving equipment when needed
• Comfort using technology as part of your workflow, not just as an afterthought
