What the Work Actually Covers

Property Management Associates is hiring a Maintenance Technician for a residential portfolio in Venice, CA. The scope is broad by design. Day to day, you'll handle service requests across plumbing, electrical, HVAC, carpentry, and appliance installation, with a 48-hour completion target and proper documentation on every ticket. Make-ready work is a consistent part of the job: inspecting vacant units, completing all repairs and replacements, and ensuring the apartment is genuinely move-in ready, not just visually passable.

Beyond in-unit work, the role covers common areas and grounds. That includes pressure washing, painting, trash removal, and keeping amenity spaces clean and compliant with health and safety standards. You'll coordinate with pest control vendors, address parking area issues (including potholes), and support the Site Manager on curb appeal projects. Annual unit inspections round out the preventive side of the work, helping the team get ahead of repairs before they become capital problems.

On-call availability is required. Emergency response is part of the job description in a real sense, not a formality buried in the fine print.

Skills and Qualifications

  • Working knowledge of plumbing repair: leaks, clogs, fixture replacement
  • Electrical troubleshooting capability, including wiring and outlet issues
