Maintenance Technician

It's 7:30 on a Tuesday morning and a resident has already called in a leak under their kitchen sink. By 9:00, you're halfway through a make-ready in a vacant unit, patching drywall before the painter comes through. That's the rhythm at Britton Woods.

The Role at Britton Woods Apartments

Ackermann Group, a Midwest real estate and property management company with roots going back to 1938, is hiring a full-time Maintenance Technician 2 for Britton Woods Apartments, a 352-unit community in Dublin, Ohio. This is a training-level role, which means you're expected to bring at least a year of general maintenance experience to the table, but you'll also have room to build real proficiency across multiple trade areas over time.

Day-to-day, the work covers a wide range. You'll handle unit make-readies, working through punch lists to get vacants rent-ready. You'll respond to service requests that range from basic to intermediate, including plumbing, electrical, carpentry, appliance repair, HVAC, and painting. Exterior grounds upkeep, janitorial duties, pool water management when applicable, and participation in preventative maintenance rounds all fall within scope. When snow events hit central Ohio (and they do), you're part of the prep and removal crew. You'll also take part in move-in and move-out inspections alongside your supervisor.

The on-call rotation is real. After-hours emergency calls are part of the job, and it's worth being honest about that. The rotation spreads the load across the team, but you should expect some nights and weekends when it's your turn. If that's a dealbreaker, this role isn't the right fit. If you're already used to it, you know it comes with the territory.

What This Role Calls For

  • At least one year of hands-on maintenance experience with demonstrated range across general trades
  • Valid driver's license with proof of insurance
  • High school diploma or equivalent
  • EPA Type I and II, CAMT, or CPO certifications are a plus but not required
  • Strong attention to detail, especially when working through make-ready punch lists
  • Availability Monday through Friday, 8:00am to 5:00pm, plus participation in the after-hours emergency on-call rotation

What separates a strong candidate here isn't just technical skill. It's the ability to manage a shifting workload without dropping the ball on the details. A make-ready that looks done but has a running toilet or a sticky cabinet door creates a bad first impression for an incoming resident. The technicians who do well in roles like this one catch those things before anyone else has to point them out.

Ackermann offers competitive hourly pay with quarterly bonus potential and lease renewal commission, health benefits including medical, dental, and vision, a 401k with company match, paid time off that includes your birthday, an employee rent discount at any Ackermann community, and career coaching and development support. For someone looking to grow within the maintenance trade, the structured training component of this role is a genuine asset.
