Maintenance Technician

What You'll Actually Do

A typical day starts before most residents are awake. You'll walk the grounds, pull trash from common areas and compactors, note anything that needs attention, and begin working through the service request queue with your Service Manager. Calls range from HVAC troubleshooting and plumbing repairs to drywall patches and painting. Between service calls, you'll support make-ready turns on vacant units: clearing trash, completing punch list items, and getting apartments back to resident-ready condition so occupancy stays on track. You'll also carry on-call rotation, meaning some emergency responses happen outside regular hours, including weather events, flooding, or other situations that can't wait until morning.

Curb appeal and shop organization are part of the standard as well. Wendover expects daily visual inspections of the property exterior and shared spaces, and a clean, well-stocked maintenance shop is part of keeping your operation efficient. You'll work closely with both the Service Manager and Community Manager, and you'll occasionally collaborate with leasing staff on community projects or resident-facing needs.

What You Bring to the Role

• Hands-on experience with light carpentry, drywall repair, texture, and painting
• Comfort troubleshooting HVAC, electrical, plumbing, and mechanical systems (HVAC certification is a plus, not a requirement)
• A proactive approach to safety and property presentation, not just responding to problems but spotting them first
• Physical readiness for an active role: frequent walking, kneeling, climbing, and lifting up to 50 pounds, often in Tampa's heat and humidity
• A valid driver's license and reliable transportation based on community needs
• A high school diploma or equivalent; prior property maintenance experience strengthens your application
• Basic computer literacy is helpful, though Wendover is willing to train the right person
