It's 7:45 a.m. and a resident just flagged a leak under their kitchen sink before heading to class. You're already on your way, work order in hand, because your morning started with a walk of the grounds and a quick scan of overnight requests. That rhythm, showing up consistently and handling what comes, is the core of this job.

What the Work Actually Looks Like

PeakMade Real Estate manages off-campus student housing and multi-family communities, and this Maintenance Technician role is based at their Westfield, Indiana property. The day-to-day covers the full range: service requests, preventative maintenance, turns, pool upkeep, and exterior curb appeal. You'll work alongside a Maintenance Supervisor rather than running solo, which means there's structure and collaboration built into how the team operates.

Turns are a real part of this role. When residents move in and out, you're part of the process that gets units ready. That means punch list work, unit inspections, and coordinating with the broader team to hit deadlines. You'll also participate in an on-call rotation for after-hours emergencies, so reliable transportation and flexibility with your schedule aren't optional.

Pool maintenance and chemical logging are part of the scope. So is monitoring supply and tool inventory, keeping common areas clean, and helping the team maintain accurate records. You'll communicate regularly with residents, vendors, and your supervisor, and how you handle a frustrated resident in the middle of a repair matters just as much as the repair itself.

What PeakMade Is Looking For

  • High school diploma or equivalent
  • At least one year of maintenance experience, apartment industry preferred
  • EPA 608 Type I and II certification preferred
  • Ability to troubleshoot and repair HVAC, plumbing, electrical systems, and appliances
  • Comfortable using hand tools, ladders, refrigerant recovery units, and landscaping equipment safely
  • Must live within 30 miles of the property and have reliable transportation
  • Able to lift up to 50 pounds, work outdoors in variable temperatures, and handle physical demands including frequent bending and ladder use
  • Technicians are expected to bring their own hand tools

One thing worth knowing about student housing specifically: the resident population turns over on a compressed cycle tied to academic calendars. That creates predictable pressure points around move-in and move-out seasons. Technicians who stay organized, communicate well under volume, and take the make-ready process seriously tend to stand out here. If you've worked lease-up or high-turnover communities before, that experience translates directly.
