What You're Actually Doing Day to Day

Your morning might start with a grounds walk, noting anything that could hurt curb appeal or flag a safety issue before traffic arrives. From there, you're working through the work order queue: appliance repairs, plumbing calls, electrical troubleshooting, carpentry fixes. Berkshire owns and manages its own properties, so the standards here come from the top of the organization, not a third-party contract. That means accountability is real, but so is the support.

You'll also support unit turns. Make-readies are where a technician's efficiency really shows. A well-executed punch list, completed on time, keeps days vacant low and protects NOI. If you've done turns before, you know the difference between a tech who finishes clean and one who leaves items for the next person. Berkshire wants the former.

Beyond unit work, you're helping manage shop organization, equipment upkeep, inventory control, and key security. Small stuff, but it compounds. A disorganized shop creates delays; delays create resident complaints; complaints affect renewals.

What You'll Bring

  • At least one year of hands-on maintenance experience in a residential community setting
  • Working knowledge across appliances, plumbing, electrical, carpentry, and general building systems
  • Comfort with computers and basic software for logging work orders and communication
  • Strong written and verbal communication in English
  • A genuine focus on resident service, not just task completion
