Maintenance Technician

Maintenance technicians are the operational backbone of any apartment community. When a resident can't get hot water at 7 a.m. or a unit needs to turn fast between leases, this is the role that either holds the property together or lets it slip. Waypoint Management Services is adding a Maintenance Technician to their team in Gainesville, FL, at what the posting describes as a high-end luxury community.

What the Work Actually Looks Like

This is a full-scope maintenance role, not a single-trade position. Day to day, you'll work through service requests, handle make-readies, complete punch lists before move-ins, and run preventive maintenance on HVAC systems and other community equipment. You'll also manage pool chemistry, keep the trash compactor operating, and make sure gated access and security equipment stay functional. When something breaks on a plumbing line or a structural component needs attention, that's yours too.

The on-call rotation is real. Priority work orders carry a 24-hour resolution expectation, and some of those will come outside business hours. That's the honest part of this job that doesn't always make it into postings. If you're someone who resents the phone ringing on a weekend, this role will wear on you. If you take satisfaction in solving problems fast and keeping residents from sitting in a bad situation, it's actually one of the more rewarding parts of the work.

OSHA compliance isn't optional here. Waypoint expects you to stay current on safety standards and operate within those guidelines consistently.

What You'll Need

  • EPA Section 608 certification (Types I and II), required before starting
  • Hands-on experience repairing building systems and equipment across multiple trade areas
  • Comfort working on HVAC, plumbing, carpentry, and general building maintenance
  • Familiarity with service supplies, materials, and equipment selection
  • Availability for on-call rotation
  • High school diploma or equivalent; relevant trade experience counts
  • CPO certification is a plus, especially given the pool service responsibilities

Customer interaction is part of this job at a luxury community. Residents expect a higher standard of communication and follow-through than you'd find at a Class C property. That means showing up on time, explaining what you did, and leaving the unit cleaner than you found it. Technical skill gets you in the door; how you handle residents determines whether you stay and grow.

Compensation and Benefits
