It's 7:15 a.m. A resident submits an emergency work order: no hot water. You're the first one on site, diagnosing the water heater before most of your neighbors have had their coffee. That's the rhythm of this role.
Comstock is hiring a Maintenance Technician for a midrise apartment community in Rockville, MD. This is a hands-on, full-spectrum maintenance position. You'll handle HVAP, plumbing, electrical, appliance repair, and general carpentry. Make-readies are part of the routine: turning units between residents, completing punch lists, and getting apartments move-in ready on schedule.
Day to day, you'll respond to resident work orders, perform preventive maintenance on unit-level and building-level equipment, and keep up with exterior grounds work including light landscaping and common area upkeep. You'll also carry a share of the on-call rotation, which means being available after hours and on weekends and able to reach the property within 45 minutes for emergencies. That's a real commitment, and it's worth knowing going in.
Resident interaction is a genuine part of this job. The community targets a Class A service standard, so how you communicate with residents when you enter their unit, explain a repair, or follow up on an open issue matters as much as the technical fix itself.
The pay range for this position in Maryland is $25 to $28 per hour, with bonus potential. Benefits include medical, dental, vision, 401(k) match, and life insurance. Comstock also offers annual professional development funds and advancement opportunities across their growing portfolio.
One thing that separates strong candidates here: technicians who treat the on-call rotation as part of the job, not an inconvenience, tend to build the most trust with both management and residents. Reliability at 10 p.m. carries more weight than any certification on a resume.
