Maintenance Supervisor

Roving maintenance roles exist because multi-family portfolios rarely distribute deferred work, turnover volume, or staffing gaps evenly across sites. Sunrise Management's solution is a Maintenance Supervisor who moves across four San Diego communities , Pine Vista, Vogue Manor, Castilian, and Las Palmas , plugging in where the need is highest on any given week. The role pays $29 to $31 per hour depending on experience.

What the Work Actually Looks Like

The core accountability is keeping four communities physically healthy and market-ready at the same time. Turns are a significant part of that. Sunrise expects make-ready apartments to be painted, cleaned, and punched out within three to five days of vacancy. At multiple sites simultaneously, hitting that window consistently requires real scheduling discipline and the ability to direct a crew without micromanaging every task.

Beyond turns, the day-to-day spans a wide range of trades: HVAC, plumbing, appliance repair, electrical, pool and spa maintenance, carpentry, and custodial work. Preventive maintenance runs on a monthly directive cycle covering lighting, fire safety, life and safety hazards, pool systems, and signage. You'll maintain the logs, track inventory across sites, and flag any capital-level repairs or deferred maintenance to the property manager. Emergency on-call service is part of the job. Service requests carry a 24-hour completion target, and when parts delay a repair, the expectation is proactive communication to both management and the resident , not silence.

Because this is a supervisory position, you'll also coordinate with site management teams on scheduling, assist with hiring and performance reviews for maintenance staff, and run monthly safety meetings. MSDS recordkeeping, PPE compliance, and adherence to Sunrise's hazard materials policies are non-negotiable. Fair Housing awareness applies to maintenance staff just as it does to leasing , you're expected to understand why that matters operationally.

What Separates Strong Candidates

The multi-site structure is where this role gets interesting and where underprepared candidates struggle. You won't have the luxury of owning one property's rhythm and settling in. Priorities shift depending on which site has the highest vacancy, the most urgent work orders, or the thinnest staffing. The strongest candidates here are the ones who can triage quickly, communicate clearly across multiple managers, and maintain consistent standards at each stop.

  • 2 or more years of hands-on property maintenance experience, required
  • Prior supervisory experience, required
  • Valid driver's license, required (travel between sites is a core function)
  • Familiarity with Entrata or AppFolio, preferred
  • Broad trades competency across plumbing, HVAC, electrical, pool systems, and carpentry
  • Comfort working within preventive maintenance programs, PPE requirements, and safety compliance frameworks

Experience with portfolio-wide or roving maintenance work is a genuine differentiator here. Someone who has only ever managed one property's physical plant will find the context-switching demanding at first. Someone who's done it before will recognize the pattern and adapt quickly.
