Maintenance Manager - $5,000 Sign On Bonus

Bozzuto is hiring a Maintenance Manager for a residential property in Newark, NJ, with a $5,000 sign-on bonus and a salary range of $85,000 to $100,000. This is a full supervisory role, not a lead tech position with a title bump. You're running the operation.

Day to day, that means overseeing make-ready turns, managing vendor relationships, executing preventative maintenance programs, and keeping the building's mechanical systems running at peak. The technical scope is real: HVAC, plumbing, electrical, appliance repair, and exposure to complex systems including central plant, boilers, chillers, and split systems. Carpentry, drywall, and paint are part of the picture too, though your main job is directing the work, not doing all of it yourself.

The people side of this role carries just as much weight as the wrenches. You'll hire, schedule, and develop your maintenance team, build in 24/7 emergency coverage, and stay accountable for keeping turnover timelines tight so leasing can keep pace. Residents notice slow service tickets. Bozzuto's model depends on that not happening.

You'll also own capex and special projects on the cost side, which means reading budgets, managing vendors, and making decisions that protect the building's long-term value. Annual jurisdictional inspections, OSHA compliance, and safety codes fall in your lane as well.

What the role requires

• 7+ years in facilities or residential building maintenance
• 3+ years in a supervisory capacity, with a track record of building and keeping strong teams
• HVAC, EPA, and/or NAPE certification
• Advanced skills in HVAC, plumbing, electrical, and appliance repair
• Familiarity with central plant, boilers, chillers, and split systems
• Working knowledge of OSHA, risk management, and MSDS standards
• Comfort with Microsoft Office and property technology platforms
• Availability for on-call emergency response
• Ability to handle physical demands: lifting up to 50 lbs, ladder use, and working in varying weather
